Ty McCutcheon
Founder & Principal
Ty has over 30 years of experience in planned community development, he has held various sales, marketing, and operations roles with major land developers in Utah and Southern California. During his time as President and CEO of Daybreak Communities, Ty led the community to become the top-selling in Utah and a national leader in sustainable development and smart growth. He is an active member of the larger community, serving as Chair and Executive Committee Member of Envision Utah, Chair of a national ULI Community Development Product Council, and a past president of Salt Lake Habitat for Humanity and the Utah Homebuilders Association. In 2010, Utah Business Magazine named Ty one of Utah's "Forty Under 40" rising business leaders.
Ty received his BA in Economics from Occidental College in Los Angeles.

Scott Kaufmann
Founder & Principal
Scott has a long and experienced career as a real estate professional with a demonstrated track record of delivering successful projects across nearly every real estate asset class. During his time at Daybreak Communities, he oversaw commercial, retail, multifamily, industrial, and urban mixed-use real estate projects, focusing on delivering unique and compelling developments that produced significant value to stakeholders. Scott is actively involved in several industry organizations, including NAIOP, ULI and EDCUtah. He also serves as a board member on the University of Utah Foundation.
Scott holds an MBA from the University of Denver and a Master of Science in Real Estate Finance from the University of Wisconsin-Madison.

Gary Langston
Founder & Principal
Gary has worked on large master-planned community developments in California, Arizona, Colorado and Utah. He has over 25 years of experience in civil engineering and construction- and is a licensed professional engineer in California and Utah. During his time as Director of Land Development at Daybreak, he oversaw all engineering and infrastructure construction and was responsible for coordinating and resolving development issues with local agencies and utilities. He is a member of the Urban Land Institute and the American Society of Civil Engineers.
Gary earned his MBA and BS in Civil Engineering from the University of Utah.

Zak Larsen
Sr. Land Development Manager
Zak has over 25 years of experience in all aspects of the construction industry. He is an experienced and knowledgeable land development manager with extensive management and field experience in the civil and vertical construction industry. Zak has partnered with many cities and various public agencies to deliver critical infrastructure and development projects on time and on budget. During his time at Daybreak, he was the Land Development Project Manager and oversaw all infrastructure construction and was responsible for coordinating and resolving development issues with local agencies and utilities.

Rachel McIllece
Business Manager
Rachel has over 15 years of experience in corporate partnerships, project management, marketing, and communications. She started her career working for the Utah Jazz as an intern in the public relations department and then moved into several positions working with season ticket holders and corporate sponsors. Following that, she entered the construction and development industry- most recently she was the Executive Director for the Utah Chapter of Urban Land Institute. Under her leadership, ULI doubled its membership, significantly increased revenue, and created lasting impact in the community.
Rachel received her BA in Journalism and Communications with a minor in Marketing from Utah State University- Go Aggies!
